How we work

A lot of small things have to go right.

A good listing is only the start. The property has to be priced well, guests need quick answers, every clean has to be checked and maintenance cannot wait until the next review.

We keep the portfolio small enough that we can stay involved ourselves.

If the property is already listed, we can take over the existing setup. If it is new to short-term rental, we can help get it ready to launch.

Seaboard Stays is run by Will and Tanya Dutton. Will has spent much of his career in hospitality and co-founded Vida e Caffè. Tanya brings a marketing background and years of hands-on hosting as an Airbnb Superhost.

We stay involved in the properties we manage. You deal with us, not a distant office or call centre.

Taking over an established Camps Bay penthouse.

Seaboard Stays took over management of Amara Penthouse in September 2025 after it had previously been managed by Engel & Völkers.

We did not start again. We kept the strength of an established listing and changed how closely the property was managed: pricing, calendar strategy, listing optimisation and SEO, channel distribution, guest communication and the day-to-day care of the home.

We were involved before Solara ever went live. We advised the owners on the setup, presentation and overall look and feel so the property was ready to enter the short-term rental market in the right way.

We then coordinated the photographer, prepared and launched the listing, optimised the positioning and SEO, set the pricing strategy and took on the full day-to-day operation from 1 August 2026.

What do you actually manage?

We handle the full day-to-day operation of the property: pricing and market monitoring, listing optimisation and SEO, calendar and channel management, enquiries and guest vetting, booking communication, check-ins and check-outs, guest support, cleaning and linen, guest-ready checks, inspections, maintenance, photography and presentation, direct-booking support, and owner reporting through the portal.

Can you take over a property that is already listed?

Yes. We’ll review the listing, calendar and current setup, then agree how to hand it over cleanly.

Can I still see the bookings and numbers?

Yes. The owner portal shows income, bookings, nights, occupancy, rolling performance and upcoming stays.

Can you look at my property before I decide?

Yes. Send us the property details and the listing link if you have one. We’ll review it ourselves and come back to you with our view on pricing, seasonality and whether we think we are the right fit.

Do you manage every property that enquires?
